1. Overview of Guarantee

FixAndFlipLoanFlorida.com (“we,” “our,” or “us”) offers an On-Time Closing Guarantee Terms for select loan programs. This guarantee is designed to provide borrowers with confidence that their approved loan will close on or before the contract closing date, provided certain conditions are met.

2. Eligibility Criteria

To qualify for the On-Time Closing Guarantee, the borrower must:
– Submit a complete application package with all required documents
– Use an approved title company or closing agent
– Be available for timely communication and signature requests
– Provide full and accurate property information
– Satisfy all underwriting conditions within the stated timeline

3. What the Guarantee Covers

If the loan does not close on or before the agreed-upon closing date due to a delay caused solely by us, you may be eligible for reimbursement of certain documented expenses up to a specified cap, as outlined in the loan agreement.

4. What the Guarantee Does Not Cover

The guarantee does not apply if delays are caused by:
– Incomplete or inaccurate borrower documentation
– Third-party service provider delays (e.g., appraisal, title, escrow)
– Acts of God, natural disasters, or force majeure
– Changes in borrower financial status or creditworthiness
– Borrower-requested changes or rescheduling

5. Claims Process

To file a claim, the borrower must notify us in writing within 5 business days of the missed closing date. Documentation of incurred expenses and proof of eligibility must be submitted to:

6. Maximum Reimbursement

We reserve the right to modify, suspend, or terminate the On-Time Closing Guarantee at any time without prior notice. Changes will not affect guarantees already issued for in-process loans.
